Real Estate Minute: Get Ready To List!

It is always a great time to list your home, but now that spring is just around the corner, more buyers will be seriously looking.

But why is it that people wait until spring to list their properties?

There are several reasons: warmer weather has people out and about, longer daylight hours make it easier to schedule and view properties, and better curb appeal as home seekers enjoy the green grass, flowers, fuller trees. Spring is the best time to start with something fresh and new—including a new home!

As you prepare to list, make sure you are ready to sell:
– Do you have a plan?
– Where are you going?
– Do you have a plan for moving?
– How long will it take you to pack and move your belongings
– Do you have help if you need it

It’s also a good time to declutter.
– Remove things you don’t need or use regularly
– Make sure everything has a place
– Put away or throw away those piles of mail that always collect right inside the door
– Don’t over crowd shelves, counters, closets, etc.

Along with decluttering, a deep clean is a good idea.
– Dust ceiling fans, clean light fixtures
– Wipe down doors and cabinets
– Clean under appliances
– Clean baseboards

Tackle maintenance and repairs!
– Reattach that gutter that the snow pulled down over the winter
– Have the HVAC system serviced
– Fix that creaky door
– Make sure all light bulbs work
– Check for leaking faucets
– Curb appeal—new mulch, touch up paint, pick up sticks in the yard
It is good to get all those little things taken care of right away. When a buyer sees something like a dripping faucet, he wonders what else might not be maintained.
