About 6 years ago, Mansfield University began developing a housing master plan to determine the feasibility of building replacement student housing. Phase 1 included the construction of what are now Oak and Hickory Halls, while Phase 2 became Sycamore and Spruce Halls.

Spruce Hall is the largest of the four new buildings and features an Einstein Bros Bagels eatery and a health & wellness center. However, the biggest difference between the new housing structures and the old residence halls is their suite-style construction. Each dorm suite includes its own bathroom (as opposed to a hall bathroom that must be shared by the entire hall.) This offers greater privacy and convenience to the student residents. The housing capacities are also more flexible as a variety of suites are available, ranging from single occupant rooms to double rooms to larger community suites that can house up to four students.

The new halls also have carpeted floors – an amenity not found in the older structures. Individually controlled heating and cooling systems allow students to live more comfortably as they can adjust their dorm to their preferred temperature. The suites also boast some of the highest sound attenuation coefficients of any in the state. This helps keep out unwanted distractions or noise that may disturb a students concentration as they study. A host of study rooms, community rooms, multi-purpose game rooms, kitchens and laundry rooms are also available to the students.

All entry doors to the buildings are secured by the One Card Door Access System. Security cameras also monitor each door for additional safety assurance. In front of each hall sits an emergency “blue light beacon.” These beacons have phones that immediately connect to campus police.
